EPC checker by postcode

Find the energy certificate for a home on the official register, and check what its score means. Type the postcode, or enter the SAP score from a certificate you already have.

Where is the property?

How EPC ratings work

An energy performance certificate gives a home a score from the government’s Standard Assessment Procedure (SAP). A higher score means lower running costs for heating, hot water and lighting. The score is then put into one of seven bands, from A (most efficient) to G.

BandSAP score
A92 or more
B81 to 91
C69 to 80
D55 to 68
E39 to 54
F21 to 38
G1 to 20

The certificate also shows a potential rating if the recommended improvements were made, with typical costs for each one. That page of the report is the most useful part when you are deciding what to do.

What the register can and can’t tell you

The register lists certificates by address. If a home has never been sold or let since 2008, it may not have one. A rating reflects the house on the day it was assessed, so an extension, a new boiler or new windows since then won’t show until there is a new certificate.

This site is independent. We don’t copy or host certificates: the links take you to the official register, where you can view and download the full report for free.

Worked example

A score of 64

A three-bed semi with a score of 64 sits in band D, five points short of C. The recommendations page might list cavity wall insulation and a hot water cylinder jacket. If those take it to 70, the new certificate would show band C. In England and Wales the home already meets the current rental minimum, which is band E.

Questions people ask

How do I check the EPC rating of a house?

Enter the postcode above and open the official register search. It lists every certificate lodged for addresses in that postcode, with the rating, the date and the full report. Certificates in England, Wales and Northern Ireland are on separate registers from Scotland.

How long does an EPC last?

Ten years from the date it was lodged. An older certificate can still show on the register as expired. A new one is only needed when the home is sold or let again.

What is the minimum EPC rating to rent a property out?

In England and Wales a private landlord cannot grant or continue a tenancy on a home rated F or G unless a valid exemption is registered. This is the Minimum Energy Efficiency Standard. The government has said it plans to raise the standard, so check GOV.UK for the current position before relying on E.

Does a better EPC rating add value?

Lenders and buyers increasingly look at it, and some lenders offer cheaper “green” mortgages for A and B rated homes. How much it adds to the price depends on the area and the house, so treat any single figure with caution.

Can I get my EPC rating changed?

Yes, by commissioning a new assessment after making improvements. The new certificate replaces the old one on the register. If you think a certificate is wrong, contact the assessor’s accreditation scheme, which is named on the certificate.
